Common Causes of Commercial Fires

7/24/2022 (Permalink)

One of the greatest defenses against commercial fires is to understand and mitigate your risks. According to the National Fire Protection Association (NFPA), the five most common causes of commercial fires are 1) cooking equipment, 2) heating equipment, 3) electrical and alighting equipment, 4) smoking materials, and 3) intentional fire-setting.

  1. Cooking Equipment: Most common in restaurants but possible in any business that serves food, commercial fires caused by cooking equipment are extremely common. The high cooking temperatures, flammable oils and grease, and hectic nature of commercial kitchens make this the single most common cause of commercial fires.
  2. Heating Equipment: As with any mechanical equipment, furnaces, boilers, and radiators run the risk of overheating and, ultimately, starting a fire.
  3. Electrical and Lighting Equipment: All modern buildings have electrical wiring behind walls for light or power. However, the presence of potentially defective wiring, overloaded circuits, loose connections, imbalanced electrical loads, faulty fuses, and any other electrical or lighting problems carries the inherent risk of starting a fire.
  4. Smoking Materials: Lit cigars, cigarettes, and other smoking materials often start fires if disposed of incorrectly. Despite a decline in the popularity of smoking and the introduction of “fire-safe” cigarettes, smoking materials remain the fourth leading cause of commercial fires.
  5. Intentional Fire-Setting: Although one may assume that intentional fire-setting is a kinder term for arson, arson comprises a very small percentage of commercial fires. Rather, an intentional fire can be defined as any fire which occurs as a result of the deliberate misuse of a heat source. This often leads to unexpected or accidental consequences by the fire-starter rather than outcomes of criminal intent.

Work On Mold, Not In It

1/17/2022 (Permalink)

As public awareness of the health effects and symptoms caused by mold exposure increases, so too, does concern about indoor exposure and the need to reduce contact. Therefore, it is important to understand basic practices to prevent or minimize mold growth; specifically among those overseeing the maintenance of commercial properties.

Mold Basics

Molds are part of the natural environment. Throughout the year, molds can be anywhere - inside or outside. However, mold growth should be avoided inside if possible, as problems may arise when mold starts eating away at materials; affecting the look, smell, and possibly, the structural integrity of buildings. Mold growth will often occur when excessive moisture or water accumulates indoors, particularly if the moisture problem remains uncorrected. If left unchecked, molds gradually damage building materials and furnishings. And eventually, it causes structural damage to wood-framed buildings by weakening floors and walls.

Prevention

SERVPRO’s familiarity with water cleanup and mold remediation makes us highly knowledgeable in areas pertaining to mold prevention. Moisture control is the key to mold control. When water leaks or spills occur indoors - act promptly. Any initial water infiltration should be stopped and cleaned promptly (within 24-48 hours). Thorough clean-up involving drying, and/or removal of water-damaged materials will prevent or limit mold growth.

Mold prevention tips include:

  • Repairing plumbing and building leaks as soon as possible.
  • Looking for condensation and wet spots. Fix source(s) of moisture infiltration as quickly as possible.
  • Increasing surface temperature or reducing the moisture level in the air to prevent moisture from condensing Surface temperature can be increased by insulating or increasing air circulation. Whereas, to reduce the moisture level in the air, repair leaks, dehumidify (if outdoor air is warm and humid), or increase ventilation (if outside air is cold and dry).
  • Keeping HVAC drip pans clean, unobstructed, and flowing properly.
  • Performing regularly scheduled building/ HVAC inspections and maintenance, including filter changes.
  • Maintaining indoor relative humidity below 70%. If possible, 25 - 60% humidity is ideal.
  • Venting moisture-generating appliances, such as dryers, to the outside where possible.
  • Referring to local code requirements when venting kitchens (cooking areas) and bathrooms.
  • Cleaning and drying wet or damp spots within 48 hours of discovery.
  • Providing adequate drainage around buildings; sloping the ground away from building foundations.
  • Pinpointing areas where leaks have occurred, identifying the causes, and taking preventive action to ensure that they do not reoccur.

Once the area is completely dry, it is easy to repair the holes and replace the vinyl molding.

Keys to Expecting the Unexpected

6/1/2021 (Permalink)

Whether your Gilbert business manages condo or townhouse complexes, is a retail outlet or restaurant, or provides other goods or services, damage from a water crisis can bring misery and financial ruin. Modern water mitigation techniques are up to the task of restoring the harm, but timing is everything. Consider working with us to develop a plan that anticipates the problems and puts in place solutions designed for your business’s specific situation.

Commercial water damage in Gilbert is costly in both money and reputation. A business that experiences water incursion must not only respond to the damage done to structures and contents, but also assure tenants, customers, and clients that the issue is only a setback, not an event that makes your services and products permanently unavailable. Prompt action offered by our capable services, should they be needed, gives your business contacts the confidence that you will be back and ready to meet their needs swiftly.

SERVPRO offers a unique opportunity to our commercial customers through the implementation of our Emergency Ready Plan and Profile (ERP). One of our experienced project managers travels to your site or sites to evaluate your vulnerabilities if water damages should intrude. We also take pictures and make diagrams so that the spaces inside are familiar in the event we need to respond.

Expect recommendations intended to limit the extent of water damage. Suggestions to adapt storage decisions, protect vital equipment, or repair or replace systems we note need maintenance, can go a long way to reducing the risk of water damage or make it less devastating if it occurs. And, once evaluated, SERVPRO codifies the assessment into an easily accessible digital document to which we can refer if necessary.

You have a chance to add pertinent details to the ERP using our mobile app, “Ready Plan” by SERVPRO Industries, Inc. A personalized profile allows you to rank your priorities, share information about vendors and contractors who can assist SERVPRO technicians responding to the water crisis, and designate trusted employees or others who can direct the mitigation and restoration effort if you are unavailable. Using the ERP system also clarifies your use of our services to respond to water damage.

SERVPRO of Gilbert awaits your call to start designing a unique Emergency Ready Plan for your business. Contact us at (480) 558-7620 to schedule an assessment with one of our seasoned managers.

5/11/2019 (Permalink)

A fire can pose difficult challenges for a large commercial or small business. It not only does it halt business operations and customer relationships but could have adverse impact to equipment, materials and structures which can be disastrous. It is critical as a business owner to not only focus on the health of your business but also on fire prevention, risk and staff education to help reduce the chance of fire damage.

Here are some suggestions to lessen the risk of fire hazards in the workplace.

Have your Fire Marshall or local Fire Department inspect equipment and chemical areas routinely. Make certain that the fire alarm and sprinkler systems are in excellent working order.

Consider purchasing a sprinkler system if you do not have one. According to NFPA, “Sprinkler systems were effective at controlling 96% of fires in which they operated.

If there are old appliances on site, it is time to think about replacing them.

Unplug small appliances over the weekend – coffee makers and microwaves.

Make sure that the appliances are given plenty of room to breathe. This includes mechanical rooms. This area should always be neat and free from clutter.

Make sure that your employees know where the fire extinguishers are located in the building. And know how to use them.

Have an evacuation plan.

Do not allow smoking in or around the building.

San Tan Valley businesses might believe mold issues are rare in our arid climate. Although we only average 10 inches of rain a year, outdoor humidity is not the only cause of mold growth. Retailers, event centers, health clubs, schools, restaurants, or hotels, among other commercial properties, risk constant exposure to water incursions. Even a small leak or a spill left unabated can fuel the growth of mold colonies in as little as one day to 48 hours.

Commercial mold damage in San Tan Valley needs fast and expert remediation. Mold spores are everywhere. It is unrealistic for a restoration company to promise to get rid of mold spores. The spores alone are little trouble if moisture is controlled. If water is available, even in small amounts, a spore can grow and multiply into a significant colony. We help assess the source of the moisture and help arrange for that wetness to be eliminated. Then we remediate your mold damage using protocols developed for schools and commercial buildings by the Environmental Protection Agency (EPA).

The SERVPRO remediation team arrives and inspects your site. Once the mold colonies are located, including hidden mold growth we seek hiding in, behind, and under building materials, we contain the area. Containment keeps the mold debris from drifting into unaffected areas. It also can permit you to continue business in the non-moldy spaces. We use heavy plastic sheeting and technology such as negative pressure air scrubbers that seal the area and vent contaminated air through HEPA filters to the outdoors.

Our technicians achieve removal via mechanical measures, using brushes and other tools to scrape mold from non-porous surfaces. Porous building materials such as insulation might be bagged with the mold and discarded, but other mold infiltrations into components like drywall and wood framing often respond well to soda blasting. The controlled abrasive action, along with the inhibiting effect of sodium bicarbonate on mold, removes the residues. SERVPRO technicians employ HEPA-filtered vacuums to suction up any residual moldy debris.

A final treatment with an EPA-registered disinfectant, wiped or sprayed, limits the possibility of rebound mold growth. SERVPRO employees wear personal protective gear throughout to limit tracking of mold spores into other areas of your business.

Whether your Gilbert business manages condo or townhouse complexes, is a retail outlet or restaurant, or provides other goods or services, damage from a water crisis can bring misery and financial ruin. Modern water mitigation techniques are up to the task of restoring the harm, but timing is everything. Consider working with us to develop a plan that anticipates the problems and puts in place solutions designed for your business’s particular situation.

Commercial water damage in Gilbert is costly in both money and reputation. A business that experiences water incursion must not only respond to the damage done to structures and contents, but also assure tenants, customers, and clients that the issue is only a setback, not an event that makes your services and products permanently unavailable. Preparing for our capable services should they be needed gives your business contacts the confidence that you will be back and ready to meet their needs swiftly.

Expect recommendations that we intend to limit the consequences of water damage. Suggestions to adapt storage decisions, protect vital equipment, or make repairs or replacement to systems we note need maintenance go a long way to reduce the risk of water damage or make it less devastating if it occurs. SERVPRO codifies the assessment into an easily accessible digital document to which we can refer if necessary.

You have a chance to add pertinent details to the ERP through the use of our mobile app. A personalized Profile allows you to rank your priorities, share information about vendors and contractors who can assist SERVPRO technicians responding to the water crisis, and designate trusted employees or others who can direct the mitigation and restoration effort if you are unavailable. Using the ERP system also clarifies you determined to use our services to respond to the water damage.

Commercial Water Loss

Technique of drilling holes into the wall to speed up drying time.

When water losses occur in commercial businesses the objective is to get the business up and running as soon as possible so as to avoid loss of income and production for that business. SERVPRO of Gilbert has the latest technology in cleaning and drying equipment as well as highly trained technicians to service commercial properties fast.

This photo is an example of how in select situations we are able to remove the vinyl molding at the base of the wall and drill several 1/2" holes every foot along the base of the wall. Air movers are then placed along the wall blowing drying air. This helps increase circulation within the wall and speeds up the drying process while avoiding cutting into the drywall.  When the area is completely dry it is easy to repair the holes and replace the vinyl molding.

At SERVPRO of Gilbert we understand how a water or fire loss can cause chaos to a business. We are here to help.
